Frequently asked questions
We have answered 11 of the questions we hear most often from business owners planning a commercial fit-out. If your question is not here, get in touch and we will answer it directly.
General Process
What does a commercial fit-out involve?
A commercial fit-out is the process of transforming an empty or existing tenancy into a fully functional space ready for your business to operate from. This covers design, construction, services installation, finishes and final compliance certification. We manage the entire process from initial consultation through to handover so you have a single point of contact and a single point of accountability.
Do you handle both design and construction?
Yes. We operate as a design and build contractor, which means the same team that designs your fit-out also builds it. This removes the gap that often opens between a design intent and what actually gets built, and it gives you cost certainty earlier in the process because we price the design as we develop it.
What is your service area?
We cover Brisbane and the surrounding business precincts, from the CBD and inner city through to the northern and southern industrial corridors, the bayside, the airport precinct, Logan and Ipswich. See our Areas We Service page for the full regional breakdown.
Timelines
How long does a typical fit-out take?
Timelines depend on the scope, the condition of the base building and the level of services work required. A small office fit-out can be delivered in four to six weeks, while a full hospitality build or a large industrial fit-out can take several months. We provide a clear programme with milestones at the quoting stage so you know what to expect before you commit.
Can you work to a fixed deadline?
In most cases, yes. We build the project programme around your operational requirements, including lease start dates, opening dates and any trading restrictions. If you have a hard deadline, tell us early so we can structure the programme and approvals to meet it.
Compliance & Licensing
Are you QBCC licensed?
Yes, Brisbane Fitout Co is QBCC licensed and fully insured. Our trades are all appropriately licensed and we manage compliance certification through to handover, including electrical, plumbing, fire and building certifications where required.
Do you handle hospitality compliance standards?
Yes. For hospitality fit-outs we work to the relevant Australian Standards including AS4674 for food premises construction and AS1668.2 for ventilation. We coordinate with your council and environmental health officer so the venue is compliant and ready to trade at handover.
Who handles building approvals and certifications?
We manage the approvals process as part of the build, including any required building approvals, plumbing and drainage approvals and final certifications. You will always know what has been lodged, what has been approved and what is still outstanding.
Cost & Quoting
How much does a commercial fit-out cost?
Every fit-out is priced on its own scope because the variables that drive cost, the condition of the base building, the level of services work, the specification of finishes and the programme, are unique to each project. We provide a detailed fixed-scope quote after an initial consultation and site inspection so you have cost certainty before you commit.
Do you charge for quotes?
No. The initial consultation and a detailed fixed-scope quote are provided free of charge. We want you to make an informed decision, so we invest the time upfront to understand your project before we price it.
What is fixed-scope pricing?
Fixed-scope pricing means we agree the scope of works and the price before construction starts, and we hold to both. Variations only arise if you change the scope, and any variation is quoted and agreed in writing before the work proceeds. No hidden costs, no surprise invoices.
